Our Landlord Services
Expert landlord services have been offered in the Greater Vancouver and Lower Mainland region by RN Plumbing, Heating & Drainage. If an appliance fails to meet the required standard we will notify you on the day the test is carried out with an estimate/report for remedial action
At RN Plumbing and Heating we carry out many landlord services, including:
  • Landlord Gas Safety
  • Boiler Servicing
  • Portable Appliance Testing
  • CO Detectors
  • Smoke Detectors
  • Annual Reminder Service
Gas Safety Inspections
Gas safety inspections: Each gas appliance or flue in a rental property needs to have a 12 monthly gas safety inspection performed. An inspection of gas fittings and appliances will determine whether they are safe to use.
Boiler Servicing
Upkeep: It's important to keep pipes, appliances, and flues in a secure state. According to the instructions provided by the manufacturer, gas appliances should be serviced. Unless otherwise instructed by a Gas Safe registered engineer, it is advisable that they be serviced annually if these are not readily available.
Portable Appliance Testing
PAT testing is the process of testing appliances both visually and electronically to determine whether or not they are safe to use.
Our engineers test the following:
  • Signs of damage to the appliance and the supply cord
  • The functionality of the switch
  • Whether the correct fuse is being used
  • The integrity of the live, neutral and earth wires.
  • A thorough visual inspection of both the plug and leads.
  • We issue a Portable Appliance Test certificate on completion of our inspection
Carbon Monoxide Alarm
Every room that is utilised partially or entirely as living space and has an item that burns solid fuel or has the potential to do so must have a carbon monoxide alarm installed, according to the law. Even if they aren't typically used, this would include open fireplaces and stoves that burn logs and coal. Gas and oil boilers are not included. The laws do not apply to an open fireplace that is only decorative and not functional.
